If you're a first-time buyer in Texas, you've probably heard "pre-qualification" and "pre-approval" used interchangeably. They're not the same thing — and knowing the difference can make or break your offer in a competitive market like Houston.

What Is Pre-Qualification?

Pre-qualification is an informal, preliminary estimate of what you might be able to borrow, usually based on information you provide verbally or in a short online form. No documents are verified and there's typically no credit check.

It's a fine starting point for setting expectations — but it carries very little weight with sellers, because nothing has been verified.

What Is Pre-Approval?

Pre-approval is the real process. A lender reviews your actual financial documents — tax returns, pay stubs, bank statements, employment — and pulls your credit. You get a pre-approval letter stating what you qualify for.

That letter is a conditional commitment, and Texas sellers take it seriously. An offer with a pre-approval letter says: this buyer is qualified and ready.

Does Pre-Approval Hurt Your Credit?

It requires a hard inquiry, which can trim a few points temporarily — small and short-lived. And if you shop multiple lenders within a focused window (commonly 14–45 days depending on the scoring model), those inquiries are typically treated as one. Shopping around doesn't wreck your credit.

How Long Does Pre-Approval Last?

Most letters are good for 60–90 days. If yours expires mid-search, refreshing it is normal and quick — it happens all the time in markets where buyers search for a few months.
